What will the homes cost?
We’re still finalizing pricing, but rest assured, our homes will be well below the median price for new homes in Great Falls. We’re committed to making homeownership attainable for working families.
What size are the lots?
We offer a full range of lot sizes from 1,200 to 5,000 to fit everyone's budget and needs. Every home opens onto beautifully landscaped shared green spaces. You’ll enjoy a sense of openness, connection, and community, right outside your front door.
What home sizes will be available?
We’ll offer a full range of options, from cozy one-bedroom homes to spacious four-bedroom layouts. Whether you’re starting out or growing your family, there’s a fit for you.
Will homes come with garages?
Garages will be optional add-ons. This gives buyers flexibility to match their needs and budget.
When can I reserve a home?
We expect to open pre-purchases sometime between July and September of 2026. Homes will be offered first come, first served, so join our interest list early to stay informed.
Can I use a VA loan?
Absolutely! Our homes are VA loan eligible, and we’re excited to work with veterans and active-duty service members.

Can I finance my purchase with a conventional mortgage?
Yes! These properties are eligible for conventional mortgage financing. We’ll also have lenders available to guide you through the process and answer any questions you may have.
Do homes at Meadowview Village have an HOA, and what will it cost?
Yes, Meadowview Village will have a homeowners association (HOA). The HOA is designed to maintain shared spaces and protect the long-term quality of the neighborhood.
At this stage, a final monthly HOA amount has not been set. However, it is being intentionally structured to stay low by focusing only on essential services like maintaining common areas and amenities.
Once the final home is sold, the HOA will transition to being fully owner-controlled. This means homeowners in the community will make decisions about the budget, services, and any future changes.
Because the HOA will be controlled by residents, there is a strong built-in incentive to keep costs reasonable while still maintaining the neighborhood to a high standard.
What will my property taxes be?
Property taxes in Great Falls are relatively moderate compared to many parts of the country, and recent changes in Montana law have lowered taxes for many primary homeowners.
As of 2025, Montana uses a tiered tax system for residential homes. For most homes under $400,000, the taxable rate starts around 0.76% of the home’s value before local levies are applied.
In Great Falls, the effective property tax rate typically falls between 0.8% and 1.0% of a home’s value, depending on the exact location and local tax districts.
Example:
For a $299,000 home:
• Estimated annual property taxes: $2,400 to $3,000 per year
• Estimated monthly cost: $200 to $250 per month
Montana also offers a Homestead Reduced Rate for primary residences, which lowers the taxable rate for homeowners who live in the property full-time.
Because property taxes are set locally and based on assessed value, the exact amount will vary slightly by lot. Your lender or title company can provide a more precise estimate during the purchase process.
