Frequently Asked Questions
Yes. Many of our buyers qualify for standard 30-year fixed-rate loans through programs like FHA, VA, and many more. NeighborWorks Great Falls has a list of specific programs you can apply for. Some of them have down payments as low as $1,000. You can see more information about these programs here: https://nwgf.org/loan-products/
It depends on the loan program, but most buyers qualify with credit scores as low as 580 with FHA, or 620+ for conventional loans. There are even programs available for those under a 580 credit score.
Yes. Because you own both the land and the home, and our community is designed with appreciation in mind. The common trend is that the first homes in a subdivision appreciate best, as the rest of the community fills in, and the amenities are added, the price naturally rises.
Not at all. Most of our buyers put far less down some as low as 0% to 3.5% depending on the loan program. VA, FHA, MH Advantage, and even some conventional loans offer low down payment options, especially for first-time and workforce buyers.
If you would like more information about down payment assistance, we highly recommend Rosie Kiernan at the local non-profit NeighborWorks Great Falls, rkiernan@nwgf.org, her office number is 406-761-5861. You can also visit NeighborWorks Great Fall's website for more information about their loans here: https://nwgf.org/loan-products/
