Can I get a 30-year fixed mortgage?
Yes. Many of our buyers qualify for standard 30-year fixed-rate loans through programs like FHA, VA, or MH Advantage.
What credit score do I need to qualify?
It depends on the loan program, but most buyers qualify with credit scores as low as 580 with FHA, or 620+ for conventional loans. There are even programs available for those under a 580 credit score.
Do these homes appreciate in value?
Yes—because buyers own the land and the home, and our community is designed with appreciation in mind. The common trend is that the first homes in a subdivision appreciate best, as the rest of the community fills in, and the amenities are added, the price naturally rises.
Do I need a 20% down payment?
Not at all. Most of our buyers put far less down—some as low as 0% to 3.5% depending on the loan program. VA, FHA, MH Advantage, and even some conventional loans offer low down payment options, especially for first-time and workforce buyers.
If you would like more information about down payment assistance, we highly recommend Rosie Kiernan at the local non-profit NeighborWorks Great Falls, rkiernan@nwgf.org, her office number is 406-761-5861.
Can I use a VA loan?
Yes! If you’re a qualified veteran or active-duty service member, you can use a VA loan to purchase a home in Meadowview Village. Our homes meet the VA’s property requirements—so you can enjoy $0 down, no PMI, and competitive rates.
