THE MEADOWVIEW VILLAGE QUALIFIED WAIT LIST IS NOW OPEN.

Buyers who complete the qualification process will receive the first opportunities to purchase homes in their selected categories. It isn’t a newsletter signup or a list of people who asked for more information.

Why We Have

A WAIT LIST

Meadowview Village homes will become available in stages as construction moves through the neighborhood. We need a fair way to decide who gets the first opportunity when each home is released.

That is what the Qualified Wait List does. After approved homes are listed in the MLS and buyer eligibility is reviewed against released pricing, purchase opportunities are presented to the remaining eligible buyers in list order.

Your place is established when you complete every qualification step. It isn’t based on when you first heard about Meadowview Village, sent us an email, or joined an earlier interest list.

HOW TO QUALIFY

Homes in Meadowview Village are built to an Energy Star Standard on permanent foundations and deeded lots, offering a modern, efficient, and cost-conscious way to own a home.

1. Choose the Categories That Fit You

Start with the individual home pages. There you can compare floorplans, features, and ownership lot categories. Public pricing will be released later in the launch process.

Before public pricing is released, you may select more than one category. After the MLS release, your current prequalification must support the actual price for each category you remain in.

2. Get Mortgage Prequalified

A prequalification gives you a working price range before a home becomes available.

You may choose your own lender. Our sales team can also connect you with Citizen’s Alliance Bank, our preferred lender, and local homebuyer resources. Any lender incentive will be shared after it is confirmed.

3. Meet With the Sales Team

The consultation is where we connect the home search to real numbers. We’ll talk about:

  • The homes and ownership lot categories you prefer

  • Your estimated budget

  • Your financing plan

  • Down-payment assistance, if needed

  • The release and construction sequence

  • What you’ll need to do when an opportunity arrives

HOW YOUR POSITION IS DETERMINED

Meadowview Village maintains a separate Qualified Wait List for each type of lot size.

Within each category, buyers are placed in the order they complete every qualification requirement. Finishing sooner puts you ahead of buyers who qualify later.

After the MLS release, the sales team will confirm that your financing and preferences are still current before presenting an opportunity.

When a Home

BECOMES AVAILABLE

After the MLS release and post-release qualification review, the sales team will contact the next eligible buyer by email and telephone.

The offer will identify:

  • The home

  • The ownership lot

  • Current pricing

  • Included specifications and available options

  • The exact 48-hour response deadline

  •  How to schedule the home-and-finishes meeting

Within 48 hours, excluding weekend hours, you must verbally confirm that you’re ready to buy and schedule a home-and-finishes meeting within the next seven calendar days. Bring an updated mortgage prequalification to the meeting.

Your verbal confirmation does not create a contract or lock pricing. After the meeting and final selections, the opportunity is accepted when the Purchase Agreement is signed.

If you don’t confirm, attend the meeting, or provide the updated prequalification, the sales team may contact the next buyer and the opportunity will count as a pass.

WHAT COUNTS AS A PASS

A pass counts only for an opportunity in a category you selected. Not confirming within 48 hours, missing the meeting, or failing to provide updated prequalification may count as a pass.

If you joined the list for a Category C ownership lot and we offer a Category B opportunity, declining it doesn’t count against you.

After three passes on applicable opportunities, you’ll move to the bottom of that category’s Qualified Wait List.

Optional Ownership

LOT RESERVATION

After the post-MLS qualification review, an eligible buyer has the option to reserve a specific lot before construction reaches it.

The reservation requires a separate agreement and a $5,000 refundable deposit held in the broker’s trust account. The deposit will be credited toward your required funds if you sign a Purchase Agreement.

A reservation holds the lot. Nothing more.

It doesn’t move construction ahead, guarantee a completion date, or lock the home price. Homes must be delivered and installed in order so construction equipment, utility crews, and transportation routes remain open.

You may cancel by submitting the required signed form. The deposit will be returned within five business days. It will also be refunded if a project change or delay prevents the reservation from proceeding.

Purchase Agreement

A reservation isn’t required in every case. When an applicable opportunity is offered, the buyer confirms interest and attends the home-selection meeting before the Purchase Agreement is completed.

Before Meadowview Village orders the home, the following must be complete:

  • Fully executed Purchase Agreement

  • Current mortgage preapproval

  • Independent financing verification, including a broker-initiated lender call

  • Final home plan and ownership lot selection

  • Final options

  • $1,000 option money, up to $5,000 for multiple upgrades

  • Down-payment-assistance verification, when applicable

  • Final pricing

The buyer is under contract when the Purchase Agreement is fully executed. The home is ordered only after every item above is complete.

WHAT THE WAIT LIST DOESN’T GUARANTEE

Joining the Qualified Wait List doesn’t require you to buy a home.

It also doesn’t:

  • Reserve a particular home or ownership lot

  • Guarantee that a home will be available by a specific date

  • Guarantee loan approval

  • Lock pricing, incentives, specifications, or estimated payments

Prices may be updated quarterly. Pricing locks only after a fully executed Purchase Agreement, final home and lot selection, verified financing, required earnest or option money, and final options.
