I want you to buy with your eyes open.
If you only ask “What is the sale price?” you are missing the real question.
The real question is: “What will it cost every month, and what could change?”
The four monthly costs that matter most
Census QuickFacts gives a benchmark for owner costs in Great Falls. I use this as a starting point.
For your personal budget, think in four buckets:
Mortgage principal and interest
Property taxes
Homeowners insurance
HOA dues
Then add utilities and a basic maintenance reserve.
HOA dues are not the same as lot rent
Meadowview Village is designed as ownership lots. That is not the same as a land lease model, it's a lot better.
In an ownership lot community, HOA dues are usually about shared maintenance. In a lot rent model, you are paying for the land itself.
What Meadowview Village’s HOA may cover
Meadowview Village has internal roads and alleys that are privately maintained by the HOA.
Meadowview Village will also have amenities. When the cost is spread over 163 homes, it will be relatively minor, but that cost is part of dues:
Clubhouse
Gym
Two indoor pickleball courts
Playground
Dog park
A “true cost” worksheet you can use today
Write these down as a range, not a single number:
Mortgage payment
HOA dues
Property taxes
Insurance
Utilities
Maintenance reserve
If you cannot afford the high end of the range, you are buying too tight.
Home size affects your cost, but not always how you think
Meadowview Village plan sizes range from very small to larger family sized layouts. Smaller homes often reduce utilities and maintenance. HOA dues may not scale the same way.
This is why I push buyers to plan total monthly cost. Not just the mortgage.
